Summary: Under the guidance of the General Services Manager, the Facilities Maintenance Supervisor performs complex preventative maintenance tasks, repairs and additions to city buildings and facilities. Work involves multiple skill areas to include carpentry, painting, drywall, plastering, masonry, basic plumbing, furniture moving, lock smith services, fence installation and repair and other duties as assigned. 

 

Facilities Maintenance Supervisor also serves as technical adviser on other repairs that are to be outsourced and supervised by this position such as HVAC, roof, plumbing, fire protection systems, security systems and electrical repairs. Position is responsible for obtaining required quotes and vendor management of said outsourced repairs as needed and assigned.

 

Facilities Maintenance Supervisor assists with monitoring and scheduling of work orders for building repairs and maintenance and also with buyer interface for surplus item buyers from the general public.

 

Responsibilities include daily instruction and task assignment of employee crew(s) engaged in maintaining city buildings. Assists with crew training and performance evaluation. 

 

The Facility Maintenance Supervisor is a direct supervisory level classification responsible for developing, implementing, monitoring, evaluating, and supervising the operations, staff, and activities of facility maintenance to maximize service delivery to the community. Performance requires the use of independence, initiative, and discretion.

Essential Duties & Required Qualifications

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Develops, implements, monitors, evaluates, and supervises the operations of facility maintenance.
  • Oversees and supervises the activities of subordinate staff; hires, assigns, trains, directs, schedules, and monitors staff duties; evaluates employee performance and initiates disciplinary actions when needed.
  • Responsible for the appropriate training of employees in assigned areas of responsibility. Plans and conducts in-service training programs; monitors status of required licenses and certifications; structures the evaluation and professional development of staff to ensure a high performing team.
  • Performs safety inspections of City facilities and ensures that safe work methods and safety precautions are observed; utilizes appropriate safety equipment in working around hazardous chemicals and in hazardous environments.
  • Maintains records; prepares a variety of operational and business reports and associated correspondence.

  • Assist with work order monitoring and scheduling.
  • Purchase maintenance supplies and equipment as needed.
  • Participate and lead crew(s) in scheduled repair and maintenance of city buildings and facilities.
  • Schedule required inspections on renovation projects and cooperates with city Building Inspection Department when required on a project.     
  • Research vendors and obtain required competitive quotes for outsourced repairs.
  • Participate and lead crew(s) in moving furniture and assembling furniture when required.
  • Show interested buyers in surplus items for sale. Interface with buyers of surplus items at pick-up.      
  • Administrate and keeps secure city key systems.
  • Responsible for the enforcement of safety policies.      
  • Escalate customer complaints to supervisor.     
  • Ensure proper safety precautions are adhered by crews during extreme temperatures such as periodic hydration rest breaks; proper clothing is worn.    
  • Oversee maintenance of tools and equipment so they are kept in good and safe working condition; make minor adjustments or remove from service until proper repairs are made.
  • Ensure that necessary materials, tools and equipment are taken to the job site in an efficient and orderly manner.
  • Keep shop facility in orderly and working condition.
  • Train crews to skillfully and safely operate hand tools and equipment.
  • Subject to after-hours call out for emergency situations including special events.
  • Performs other job related duties as assigned.

 

Marginal Duties and Responsibilities include the following. Other duties may be assigned.

 

  • Assist with fleet vehicle transportation for Admin. Department when needed.

 

Supervisory Responsibilities:

 

Is responsible for the overall direction, coordination, and evaluation of work crews or other task organization. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsible for supervising subordinates and including interviewing, training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

 

Required Education and/or Experience:

High School Graduation or G.E.D. and five years of full time facilities maintenance experience; or an Associate's degree (A.A.) or equivalent from two-year college or technical school; or equivalent combination of education, experience and training that provides the required knowledge, skills and abilities. At least one year in a supervisory capacity. 

 

Preferred Education and/or Experience:

Associate’s degree (A.A./A.S.) and six years related experience and/or training; or equivalent combination of education and experience. At least two years in a supervisory capacity.

 

Certificates, Licenses, Registrations:

Possession of a valid Texas Class C Driver License at the time of hire.
